Westley Rural Properties: The Pre-Summer HVAC Checklist That Saves Real Money

Wait until July to discover your A/C is struggling and you'll pay twice. Here's what to handle in spring.

Out in Westley, the difference between a comfortable summer and an expensive miserable one often comes down to about three hours of HVAC prep work in spring. Once temperatures hit triple digits β€” usually by mid to late June β€” every HVAC company in the county is booked solid, and any system issues you have become a multi-week wait for service. Plus you're paying peak-season rates and running your system harder than it should run while you wait. The right time to address all of this is March through May, before the heat actually arrives.

Item one: full A/C tune-up. This isn't the same as a duct cleaning β€” it's a separate service focused on the cooling equipment itself. We check refrigerant charge (low refrigerant kills efficiency and can damage the compressor), inspect electrical connections, test capacitor function, verify thermostat calibration, measure airflow, and clean both the indoor evaporator coil and the outdoor condenser. Total time about 60 to 90 minutes, and it catches the small issues that turn into big issues during peak season.

Item two: condenser coil cleaning. The outdoor unit has a coil that's responsible for dumping heat from your refrigerant into the outside air. Over winter, that coil accumulates leaves, dust, cottonwood seeds, and whatever else the wind has blown into it. A clogged condenser can lose 15 to 20 percent of its capacity, which means the indoor coil has to work harder, the system runs longer, and your bill goes up. We clean it gently with appropriate cleaners β€” high-pressure water can bend the delicate aluminum fins.

Item three: filter check and upgrade. If you're still using the cheap fiberglass filters from the grocery store, replace them with pleated MERV 11 minimum. MERV 13 is even better if your system handles it. Buy several at once and put filter-change reminders in your phone. Westley's dust load means you'll be changing them every 30 to 45 days during summer, so having them on hand matters.

Item four: duct system check. If you haven't had a professional duct cleaning in 3 or more years, schedule it before summer. The accumulated material in the ducts kills efficiency, drops indoor air quality, and gets worse every cooling season. A spring cleaning means you start summer with clean ducts and the system can do its job efficiently.

Item five: dryer vent cleaning. Annual at minimum, and spring is a good time because you're already thinking about home maintenance. Long runs in Westley ranch homes accumulate lint quickly, and a clean vent means the dryer runs less and uses less electricity β€” meaningful savings during summer when you're also running the A/C constantly.

Item six: insulation inspection. While you're up in the attic for any reason (or while we're up there for HVAC work), check the insulation depth. R-38 is the current standard for our climate zone β€” roughly 13 to 14 inches of blown insulation. If you're significantly under that, you're losing cooling all summer through the ceiling. Insulation upgrades pay back in 4 to 6 years through energy savings and they continue saving for decades after.

Item seven: thermostat strategy. Set summer thermostat schedules now β€” there's no benefit to running the A/C at 72 degrees while everyone is at work. A programmable or smart thermostat that lets the house warm to 78 during the day and cools to 74 in the evening can save 10 to 15 percent on summer cooling bills with no comfort penalty.

We offer a bundled spring HVAC package that handles A/C tune-up, condenser cleaning, evaporator coil cleaning, duct cleaning, dryer vent cleaning, and an attic insulation inspection in a single visit. Total time about 4 to 5 hours on a typical Westley home, and the bundled pricing is significantly lower than scheduling these services individually. Free in-home assessment, no travel surcharge, and we make the drive out without complaint. Family-owned, locally accountable, and properly equipped for rural service.
