When customers call us for duct cleaning, a meaningful percentage assume that's a separate service from coil cleaning, A/C tune-ups, or the rest of the HVAC ecosystem. Sometimes it is and sometimes it shouldn't be. For most Waterford homes, cleaning the ducts without also cleaning the evaporator coil leaves the most contaminated part of the system untouched β and the cleaning you just paid for has its impact cut in half. The evaporator coil is the cold metal box over the furnace where the A/C does its work. It's a labyrinth of fine aluminum fins designed to maximize heat transfer between the refrigerant inside and the air being moved across it. Because all the air in the duct system passes through the coil, anything that's in the air ends up on the coil β dust, pollen, pet dander, ag particulate, insulation fibers. Over years, this material accumulates as a felt-like coating on the fins.
A coated coil has two problems. First, the layer of dust acts as an insulator, dramatically reducing the heat transfer the coil is designed to do. A coil with even a thin coating can lose 20 to 30 percent of its capacity. Second, the dust mat reduces airflow through the coil, which forces the blower to work harder and reduces total system efficiency further. Most A/C performance complaints we get from Waterford customers β 'the system runs all the time but the house never gets cool enough' β trace back to a dirty coil more often than to refrigerant or thermostat issues.
Now consider what happens if you clean the ducts but not the coil. We pull out years of accumulated material from the supply runs, the blower wheel, and the return ducts. But that cleaner air still has to pass through a coil that's coated in matted dust, which immediately re-contaminates whatever's downstream of it and continues to kill efficiency. Cleaning the coil is straightforward but it requires the right approach. We don't blast it with high-pressure water (which can bend the delicate aluminum fins). We use specific coil cleaners designed to dissolve the matted material without damaging the coil, combined with controlled air pressure to remove the loosened debris. The condensate drain pan and line get cleaned at the same time, and the secondary drain (if present) is checked. Total time on a typical Waterford home is about 45 minutes added to the duct cleaning visit.
The condenser coil outside has a similar story. It's the metal cabinet sitting next to your house with the fan on top, and it's responsible for dumping heat from your refrigerant into the outside air. Over years, it accumulates the dust, pollen, cottonwood seeds, and dried leaves that wind has blown into it. A clogged condenser can lose 15 to 20 percent of its capacity, which means the indoor coil has to work harder, the system runs longer, and your bill goes up. We clean the condenser as part of any A/C tune-up and recommend it as standard maintenance.
