Oakdale Ranch Properties: Why Multiple HVAC Systems Need Coordinated Maintenance

Big Oakdale homes often have two, three, or even four separate HVAC systems. Maintaining them as one fleet beats handling them one at a time.

Oakdale has a lot of property β€” single-family homes on large lots, working ranches, custom builds with multiple wings, equestrian properties with attached living quarters. Many of those homes have more than one HVAC system. The main house has its own, the in-law unit has its own, the office over the garage has its own, sometimes the shop has a separate split. Each system has its own ducts, its own filters, its own maintenance schedule, and most homeowners have never thought about coordinating maintenance across all of them.

Coordinated maintenance matters for two reasons. First, the systems are typically the same age, having been installed during the original build or a major renovation. They're aging at the same rate and they need attention on roughly the same schedule. Catching one that's failing usually means the others aren't far behind. Second, scheduling them all on the same visit dramatically cuts your total cost β€” one truck roll, one assessment fee, multiple jobs done. Use the same MERV rating across the board (11 minimum for our area, 13 if all systems handle it). Document which system is in which building so you're not guessing during the change.

Coil and condenser maintenance follows the same logic. We can do all the indoor coils and outdoor condensers on a single visit much more efficiently than scheduling them one at a time. The condensers in particular benefit from coordinated cleaning because they're often in similar locations (behind the buildings, out of sight) and accumulate similar debris from the same surrounding environment.

Long dryer vent runs in main ranch homes are also a coordinated-maintenance item. Annual cleaning is the right cadence given the dust load, and we typically do them on the same visit as the duct work to keep the total time on-property reasonable. If the secondary buildings have their own laundry, those vents go on the same schedule.
