Patterson Attic Insulation: When Rodents Move In, the Insulation Has to Move Out

Patterson has a lot of older single-family housing, and one of the things older single-family housing tends to accumulate is rodent activity in the attic. Mice and rats find their way in through gaps you didn't know existed — gable vents with damaged screens, plumbing penetrations that weren't fully sealed, gaps where the roof meets the fascia. Once they're up there, they nest in the attic insulation, contaminate it with droppings and urine, and create a problem that doesn't go away with a few traps in the garage.

The signs you have rodents in the attic: scratching or scurrying sounds overhead at night, an unexplained ammonia smell when the heat first kicks on, droppings near the access hatch, or visible nesting material if you go up to look. By the time the homeowner has obvious symptoms, the contamination is usually significant. We've inspected Patterson attics where the entire insulation field had visible rodent activity throughout — not a localized problem but a property-wide one.

Why this isn't just a 'set traps and move on' situation: contaminated insulation creates an ongoing indoor air problem that traps don't fix. The droppings dry out, get pulverized by foot traffic during HVAC service or other attic work, and the dust drifts down through ceiling penetrations (recessed lights, plumbing chases, the attic access hatch itself) into the living space. Some rodent waste carries hantavirus and other pathogens. The smell alone is unpleasant and persistent.

The right response is full removal and replacement of the contaminated insulation. We suit up in protective gear, vacuum out the old insulation using sealed equipment, decontaminate the attic floor surface, identify and seal the entry points the rodents were using, and then install fresh insulation to current code (R-38 minimum for our climate zone). The whole process takes a day or two depending on attic size and contamination level.

Pest exclusion is the part most homeowners skip. If you replace the insulation without sealing the entry points, the rodents come back and you're doing the job again in a couple years. Common Patterson entry points: torn or missing gable vent screens, gaps around plumbing or HVAC penetrations, foundation vents that have lost their screens, gaps where the soffit meets the wall. We identify these during the inspection and seal them as part of the job, or coordinate with a pest exclusion specialist if the work is more extensive.

Bonus: the new insulation goes in at proper R-value, which dramatically improves the home's energy performance. Most older Patterson homes were built when R-19 or R-22 was the standard, and three or four decades of settling and rodent activity has often dropped the actual R-value well below that. Installing new R-38 means lower heating and cooling bills going forward — typically 10 to 25 percent reduction depending on the starting point. That savings often pays back the insulation work within 4 to 6 years.

Indoor air also improves. With contaminated insulation gone and entry points sealed, the steady background of rodent dust and allergen filtering down into the living space stops. Customers usually report fewer allergy symptoms and less unexplained dust on furniture within weeks of an insulation refresh, separate from any duct work.
