Patterson Attic Insulation: When Rodents Move In, the Insulation Has to Move Out

Older Patterson homes have a rodent contamination problem that most homeowners discover the hard way. Here's the right response.

Patterson has a lot of older single-family housing, and one of the things older single-family housing tends to accumulate is rodent activity in the attic. Mice and rats find their way in through gaps you didn't know existed β€” gable vents with damaged screens, plumbing penetrations that weren't fully sealed, gaps where the roof meets the fascia. Once they're up there, they nest in the attic insulation, contaminate it with droppings and urine, and create a problem that doesn't go away with a few traps in the garage.

The signs you have rodents in the attic: scratching or scurrying sounds overhead at night, an unexplained ammonia smell when the heat first kicks on, droppings near the access hatch, or visible nesting material if you go up to look. By the time the homeowner has obvious symptoms, the contamination is usually significant. The whole process takes a day or two depending on attic size and contamination level.

Pest exclusion is the part most homeowners skip. If you replace the insulation without sealing the entry points, the rodents come back and you're doing the job again in a couple years. Common Patterson entry points: torn or missing gable vent screens, gaps around plumbing or HVAC penetrations, foundation vents that have lost their screens, gaps where the soffit meets the wall.
